Answers to your frequently asked questions
Can you hold a property before I apply?
No. Properties are typically leased on a first-come, first-served basis to applicants who have submitted a complete application with all required documentation and fees. We recommend applying promptly if you’re interested in a home. After full approval possession must be taken within 2 weeks.
Do I need to pay first and last month’s rent along with the security deposit?
Move-in costs vary by property. Most tenants are required to pay the first month’s rent and a security deposit. Some leases may also require an additional deposit—details will be provided during the application process.
How old do I have to be to apply for a rental?
Applicants must be at least 18 years old to legally enter into a lease agreement.
Is the security deposit refundable?
Yes. Your security deposit is refundable, provided there is no damage beyond normal wear and tear and all lease terms are fulfilled. Any deductions for unpaid rent, repairs, or cleaning will be itemized per state guidelines.
Who needs a cosigner?
A cosigner may be required if the applicant does not meet the minimum income, credit, or rental history criteria. Cosigners must meet financial qualifications and agree to be legally responsible for the lease.
How do I apply for a property?
You can apply online or in person. A completed application, application fee, and supporting documents—such as proof of income and photo ID—are required.
How do I pay rent?
Rent can be paid online through our tenant portal, by automatic bank transfer, or with other approved payment methods outlined in your lease. Online payments are encouraged for convenience and security.
Can I have a pet in the rental?
That depends on the property. Please review your lease agreement and contact us before bringing a pet into the home. If allowed, a pet deposit or monthly pet rent may apply, along with breed or size restrictions.
What happens if I want to move out but my roommate wants to stay?
All tenants listed on the lease are jointly responsible for the full lease term. If one tenant wants to stay, they may need to requalify independently or secure an approved replacement tenant. Please contact us to discuss options.
What should I do when my lease is ending and I want to move out?
Check your lease for the required notice period—typically 30 days—and submit your written intent to vacate before the deadline. Timely notice helps ensure a smooth move-out process.
Who pays for maintenance or repairs?
Routine maintenance and necessary repairs are handled by our team. However, if damage is caused by tenant negligence or misuse, the cost may be charged to the tenant. All maintenance issues should be reported promptly through the tenant portal.
